Dear Reader, This month I have two goals in mind that I want to achieve. One is two show you how important it is to answer Internet enquiries and two is how you can market your properties to the extreme on www.cyberprop.com Goal 1 - Internet enquiries We received the following emails from visitors of our www.cyberprop.com website. Aliza, and another one... Aliza No I havent made any offers yet just looking at properties on the net, the funny thing is none of the estate agents reply to my queries, anyway as soon as I find something interesting I will let you know. Thanks for the quick replies its a great change from what I had to deal with up to now! Jaco It is hard to believe that after receiving Internet enquiries for FREE the Agencies do not follow up these leads! The Cyberteam is constantly on the look out for new ways in which they can generate leads for their users. If you do not know how to answer these leads, email support at support@cyberprop.com and they will assist you. 2. Properties on show I have just sold my house and wants to move to the Krugersdorp area. On Friday night I decided to have a look at www.cyberprop.com for houses on show so that I could plan my weekend of house hunting. To my dismay I had to discover that in the whole of Gauteng there was only 26 houses on show out of over 8 000 with none on show in Krugersdorp! You have THE most powerful tool on hand to market your properties, the Internet. Mark your show houses...list your rentals...place as many pictures as it takes to sell a house and give full descriptions on each property! Good luck! Greetings! |

New In CyberAgent: With the development team overseas for training in this month not too many new additions were made to the programme, some corrections and additions were made to the Sales Reporting in CyberAgent. The picture notes is now also displaying above the picture on the website. The development team is looking to implement SQL Server technology in the new version of CyberAgent to be released towards the end of this year, so for all your requests and wishes for add-ons - please visit the CyberAgent Message Board. | Purchaser's cooling off right - Guidelines for Estate Agents |

The following guidelines are issued by the Estate Agency Affairs Board to assist estate agents in discharging their legal and ethical duties when negotiating a transaction which is subject to the cooling off right provided for by the Alienation of Land Act 68 of 1981 (the Act). Clause 2.1 of the Code of Conduct states that an estate agent may not do or omit to do any act which is or may be contrary to the integrity of estate agents in general, while in terms of clause 2.2 an estate agent must protect a clients interests to the best of his or her ability, with due regard to the interests of all other parties concerned. Failure to comply with the guidelines may constitute a contravention of these clauses, and/or the other clauses of the Code of Conduct referred to in the guidelines specifically. |

Good affiliate programs can be an excellent way of earning and learning at the same time. The CyberAgent team is on the lookout at all times to bring to our Agencies resources and business strategies to promote their businesses. We have been approached by an International Company that is interested in marketing the properties of our CyberAgent agencies. Currently this company operates in various Europe and Africa countries. Their advertising is done in the appropriate national newspapers and property magazines in the respective countries. In addition they do direct mailshots, and are ranked on all the major search engines. The buyers are all qualified up front, and are required to sign buyers mandates prior to traveling to South Africa, which restrict them to purchasing properties through affiliated estate agents only. Typically the clients will require the agent to assist with letting the newly purchased property for all or part of the year, and provide residential property management services. The company also handle property sales for international property owners wishing to sell their properties. Commercial investment properties are also required. The requirements are that the commission on both property purchases and sales by clients of the company be split 50/50. The commission on rentals of properties purchased by 80/20 agency/company on an ongoing basis. Let's face it. The Internet is a huge place and we should all grab the opportunity to market our business to the fullest but we value the input of your agencies. How does an estate agent operate? Usually a seller will approach an estate agent to sell his property. If the seller is happy with the estate agents marketing plan and commission proposal, the seller will then give the agent instructions (a mandate) to sell. Such arrangements should preferably be recorded in writing. Only then should the estate agent be allowed to put the property on the market. Remember - the amount of commission payable, usually by the seller, is negotiable, and in most cases attracts VAT How do I choose an estate agent Choose an estate agent who appears to have the trust of the community.
Such trust is usually achieved through expert and honest dealing. Speak
to more than one agent especially if you want to find out the value of
your property. Keep your eyes and ears open! Dont accept the first
offer you receive unless it meets your requirements. If in doubt seek
professional advice. |
