Dear CyberAgent users, When visiting Australia a few years ago I was astonished in the manner in which they sell properties - by auction. I did not miss out on one auction in the area that I was visiting. I found these auctions, vibrant, well attended and QUICK. It was with huge interest that I read an article this month about property under the hammer and came to the realisation that auctioning of residential property in South Africa is gaining newfound acceptance.

The boom in the house market of the last couple of years
has led to the market being dubbed a sellers market
owing to the robust demand for residential property. Mandating an estate
agent to sell your property has always been the traditional way of disposing
your property, but lately property auctions have fast been gaining popularity.
Having been widely used in the Cape and KwaZulu-Natal, auctioning of residential property is gaining newfound acceptance in Gauteng, says Park Village spokesman Rodney Beck.
According to Beck, the new trend has to do with the realisation that the auction method of selling property assets is a highly relevant option.
Beck explains that the advantages of gathering buyers on site at the same time, as opposed to scattered show days, the excitement generated by the bidding process, the swiftness of the sale and the security of the transaction with pre-qualified buyers, are all major advantages for the seller.
Also, contends Beck, with auctions there are no suspensive conditions and unlike when dealing with estate agents, it is a buyer who pays the auctioneers commission which could range from 7,5% to 10% of the purchase price. You dont have to wait a long time to sell your property and the prices are market-related, adds Beck.
Buyers on the other hand are assured that the asset they are bidding for is priced at fair market value, he says. Its interesting that in the Cape, the majority of residential property sales are by the auction method. Internationally, in the likes of Australia and the US, auctions are by far the sales method of choice.
According to Beck, historically Gauteng has not used the auction method widely, other than in the sale of deceased or liquidated estates. However thats definitely changing, he adds.
David Green, MD of Pace Property group, argues that auctions are a very good way of selling property because you get all potential buyers around the table at the same time and the process is transparent.
Green reckons that property auctions will grow in popularity in the foreseeable future. Similarly, Paul Winterstein, a consultant at Aucor, concurs that auctions are a transparent way of disposing your property, adding that auctions are taking the property market by storm.
However, Herschel Jawitz, CEO of Jawitz Properties argues that some of the drawbacks with auctions are that they limit the pool of buyers and buyers dont have the opportunity to inspect the property, as they would normally do through an estate agent.
Jawitz adds that auctions have a finalized period whereas with estate agents your property can be in the market for quite some time. According to Jawitz, auctions have been successful in Australia and we may also look at it as an alternative way of selling property.
