Word from the editor

Dear CyberAgent users,

When visiting Australia a few years ago I was astonished in the manner in which they sell properties - by auction. I did not miss out on one auction in the area that I was visiting. I found these auctions, vibrant, well attended and QUICK. It was with huge interest that I read an article this month about property under the hammer and came to the realisation that auctioning of residential property in South Africa is gaining newfound acceptance.

We take technology to the doorstep of our CyberAgent users assisting them to market their properties in the best possible ways. The new SMS module in CyberAgent is a hit. Principals of the Estate Agencies that I visited over the last few weeks cannot believe it that they do not have to pay for this module. Do you know that our competitors in this field asks R200 per agent, per month? Now you go and make your own sums. If you do not know how this module works read more in this months newsletter or phone support at 011 955 9100.

Don't loose out!

Dear Pat

Miss Chrystal Vollenhoven has had trouble getting hold of the estate agent selling the houses she would like to buy.

If you could help her it would be much appreciated.

The houses she would like to buy are in Ormonde.

CyberAgent now offers you good affiliate programs!!!

Specialised African Tour Services (SATS) handles very specialised upmarket tours and various other South African services, which are marketed predominantly in Europe, the Middle East and East Africa. We have a representative office in Holland with a second one opening shortly in the United Kingdom. For further information on SATs, please see our website,

We are in the process of expanding our range of services to offer a fully comprehensive Property and Business Investment Division for international investors, to be known as Specialised African Investment Services (SAIS). This will be marketed extensively in Holland and the UK initially, expanding during the course of the year into other European countries.

It is important to us that the image projected by our website is very professional, and that we have a wide selection of properties for sale nationally which are currently on the market, with inventory which is updated continuously. To accommodate this, an entirely separate website is currently being created for SAIS, and we have contracted CyberAgent to develop and host this on our behalf.

Please contact Barbara Raath if you would be interested in discussing a potential business arrangement between your company and SAIS. Your properties will be exposed to interested (mainly European) private investors, syndicates and estate agents through our website and international marketing efforts. There are no upfront costs or monthly fees to be paid, and no additional effort on your part is required. CyberAgent have made it possible for the properties of the agents with whom we contract to be automatically updated in our website when they update them in theirs.

SMS Module

Cell Phone enquiries from the public
Buyers driving past your advertising boards will be able to see an unique Internet Number allocated to the specific property. They will then SMS that number to 35476 and will receive an SMS back with all the details of the property. At the same time the agent / agency will also be informed of a potential buyer. How's that for technology working for you! The cost - mahala! Free to all CyberAgent subscribers.

Here's a diagram on the way this process will work...

  1. Agent captures the details of the property and pictures into CyberAgent
  2. Agent updates the property to the Internet
  3. The Internet server sends back a unique number for that property
  4. Agent puts up his "For Sale" board together with our SMS board
  5. Potential buyer sees the "SMS" board and SMS's the unique number to the Internet server
  6. The Internet server sends back an SMS with all the property details and a link to the website where he/she can view pictures on the property

2) Slide Show and Touch Screen Facility

CyberAgent now has a great new facility with which you can display a slide show of all your properties. This feature also doubles up as a Touch Screen interface for agencies who want to give potential clients the ability to browse through their properties on offer - ideal for agencies located in high people-traffic environments. For more info on obtaining touch screens and through-window touch panels please give us a call!!!

Property under the hammer
The boom in the house market of the last couple of years has led to the market being dubbed a “seller’s market” owing to the robust demand for residential property. Mandating an estate agent to sell your property has always been the traditional way of disposing your property, but lately property auctions have fast been gaining popularity.

Having been widely used in the Cape and KwaZulu-Natal, auctioning of residential property is gaining newfound acceptance in Gauteng, says Park Village spokesman Rodney Beck.

According to Beck, the new trend has to do with the realisation that the auction method of selling property assets is a “highly relevant option.”

Beck explains that the advantages of gathering buyers on site at the same time, as opposed to scattered show days, the excitement generated by the bidding process, the swiftness of the sale and the security of the transaction with pre-qualified buyers, are all major advantages for the seller.

Also, contends Beck, with auctions there are no suspensive conditions and unlike when dealing with estate agents, it is a buyer who pays the auctioneer’s commission – which could range from 7,5% to 10% of the purchase price. “You don’t have to wait a long time to sell your property and the prices are market-related,” adds Beck.

“Buyers on the other hand are assured that the asset they are bidding for is priced at fair market value,” he says. “It’s interesting that in the Cape, the majority of residential property sales are by the auction method. Internationally, in the likes of Australia and the US, auctions are by far the sales method of choice.

According to Beck, historically Gauteng has not used the auction method widely, other than in the sale of deceased or liquidated estates. “However that’s definitely changing,” he adds.

David Green, MD of Pace Property group, argues that auctions are a very good way of selling property because “you get all potential buyers around the table at the same time and the process is transparent.”

Green reckons that property auctions will grow in popularity in the foreseeable future. Similarly, Paul Winterstein, a consultant at Aucor, concurs that auctions are a transparent way of disposing your property, adding that auctions are “taking the property market by storm.”

However, Herschel Jawitz, CEO of Jawitz Properties argues that some of the drawbacks with auctions are that they limit the pool of buyers and buyers don’t have the opportunity to inspect the property, as they would normally do through an estate agent.

Jawitz adds that auctions have a finalized period whereas with estate agents your property can be in the market for quite some time. According to Jawitz, auctions have been successful in Australia and “we may also look at it as an alternative way of selling property.”

It is estimated that in Australia, over 85% of real estate is sold by auction. (Moneyweb)
