A continued recovery is widely forecast for the US residential real estate with a national price increase between 3 – 5%. Can this be said for the South African market?

According to market feedback there is a mild improvement over the last few months in the real estate market. John Loos, FNB household and property sector strategist, said in the media earlier this week that the last quarter of 2013 showed that 20% of sellers indicated that they were selling to upgrade their property. He went further to say that the bank believed that interest rates would not increase in 2014.

Unfortunately this did not happen as the Reserve Bank’s monetary policy committee announced an interest hike of 50 base points on Wednesday. According to my view this can only have a negative influence on the real estate market and we will see that the house price growth will slow down.

What must you as an estate agency and agent do to survive in a negative property market;

  • Know your market and know your area
  • Know the market value of properties
  • Be able to evaluate positive and negative aspects of properties
  • Know how to advertise
  • Know how to canvass
  • Know how to keep the client happy
  • Know how to negotiate a sale
