How often don’t we hear people say “So close”. There are even various albums with the title or lyrics “So close”. This is normally the expression used when someone get close to accomplishing something or when they are closely connected to something. Today at CyberAgent we can also say “So close”.

Over the last few months we've received a lot of questions regarding the Consumer Protection Act and what you as an estate agency should know or do. Make the CPA work for you! This is the advice given to our CyberAgent users;

What is clear from the National Consumer Commission and the local Offices of the Consumer Protector is that there is an intention to include the Property industry within the ambit of the Consumer Protection Act.

In fact, the term “Consumer”, clearly applies to a Tenant in a Lease agreement and similarly implies that an Estate Agent is a “Supplier” of services to a property owner in terms of its Mandate. Property scoring

The quality of property listings plays an integral role in an Internet browser’s search for property. At CyberAgent we’ve introduced property scoring some months ago. The better the quality of your listings, the higher your agency will rank.

Factors that you need to look out for to get the full score are the following;

It is important to list your properties as comprehensive as possible for a number of reasons, some of the most prominent reasons are:

  • To get better and more website responses
  • To do better on search engines
  • To provide a professional service to your customers

Questions regarding updating to Private Property

Private Property Interface Issues experienced over the last month.

One issue was that if a listing is marked as development, your contract with Private Property must allow for this. If you have not signed a "Development Allowed" contract, you will have to load the listing under residential for it to be uploaded to PP.

Virtual tours uploading to PP. PP does not allow for this but it is scheduled for later development PP interface is an on demand uploader. To remove a listing, you must set "Update Me" and "Remove Me" to YES (both must be Yes) then update to PP.

Then the agency must run the update to PP to remove the listing from PP. This interface is not an automatic interface i.e. everything does not happens automatically on the server. To add or remove a listing the agency must actively request either an "update me" or "remove me" via the interface.

This is by design as PP charges per listing and CyberAgent is not responsible for what listings appear on PP. We do not bulk upload or change /remove listings from PP unless you use the new upload bulk. That function only sends updates to PP.

It is still up to the agency to list or remove the listing.

Questions regarding feeding to Property24

Can you tell me if this is one of the “Export” properties? I have ‘sold’ it on Cyber, a while back now, so I would like for it not to appear.
Please advise.

The reason why it wasn’t removed is because the feed haven’t processed since it has been removed from the listing.

Requests for suburb changes

We have a formal process in place for requesting suburb changes (

If the notes are displaying on your CyberAgent, please save the property and do an update website.

It will show once the feed has been processed. The feeds runs everyday at 12 midday and runs for about 2 hours depending on the amount of property.

Agent Id specified is in active

As soon as the client receives the above message, they need to notify me (Darius – so i can activate the AgentID.

Location not matched

As soon as the client receive the above message – then they need to email and they will receive a job ticket.

With regards to the recent changes made on the Canvas Manager, I see that you have integrated the Google Map coordinates of the canvas properties on the individual records.

Would it be possible to have a map be included on the canvas manager page that filters/focuses according to your search criteria and then lets you click on/near the specific erf to indicate what unit is selected?

Currently CMA info allows panning on a map and selecting any erf, after which the canvas data for that erf is displayed.

This makes searching for properties in areas where the streets are ND etc much easier.

At this stage of the development cycle of our products, this is not planned for. We are currently adding other functionality before we look at Maps. Another concern would be that Google Maps now has a cost involved, this is because CyberAgent Anywhere is not a public web site but rather for a specific group of users. This cost would have to be for the Agency requesting the Maps.

CyberAgent Anywhere - Canvass Manager.

We are currently redesigning the functionality and display of the Canvass manager. These new functions and displays are to improve the available information and to allow for a better clearer view of the property and its suburb. If you experience any issues please contact support department with the error.  We will rectify the issue as soon as possible.

Build 3.100.1657 is now available. Please make sure that you are using the latest version of CyberAgent. Where do you add the Farm names, numbers or registration divisions in the Canvass Manager?

Select Property type: i.e farm (f) and add name by Sectionla Title name.

Iissue of templates being loaded and not being accessible to agent. I have checked the code and we draw a list of template options from the notes table. We filter on agentid  - admin user gets bid+'0000' as agent id

There is no way that one agent can see what another agent has loaded. My only explanation for different agents seeing what another agent loaded is that they are logging on with same username.

Please take note of error message when trying to add photo...when ok it does carry on.....i did test this for the client so they can carry on .

Not an error message - it is an alert to test for what navigator you are using.

Website enhancements ( and client websites):

A new function has been activated, when capturing a property you can map it on a Google map. You can also specify if this position must be displayed to the Internet browser or not. The map will display a marker with the exact position of the property if selected to display.

Monologue vs Dialogue

One of the most common mistakes that many businesses make when diving into Social Media is to treat their pages and platforms as a monologue tool; i.e. posting one-sided articles with no reader interaction. By using this “megaphone” mentality, there is no indication whether the content is being read, whether the people who DO read it find any value, or if it incites any action. Since section 22 of the CPA requires all documentation to be in plain and understandable language; Lease agreements and Mandates,  not to mention any documentation or media used to advertise services and goods, must be in a language that can be understood by the Consumer.

Not only is the strength of the CPA entrenched in sections 2, 4 and 51 (and which elevate the CPA as the enforceable act against any other legislation when the consumer’s rights are considered) it further allows any clauses in contracts to be read in favour of the Consumer when alternative interpretations are possible.

Even more significantly, is that the CPA cannot be contracted out of nor can a consumer be obliged to waive any rights or assume any obligations they would not ordinarily have been made to do in terms of current legislation or company policy

New broom to sweep out EAAB rot announced

Cape High Court Judge Taswell Papier appointed as administrator.

CAPE TOWN - Human Settlements Minister Tokyo Sexwale has appointed the
president of the Cape Law Society and a former acting Cape High Court Judge
Taswell Papier as administrator of the Estate Agency Affairs Board (EAAB).

The appointment is immediate and Papier is expected to serve in the role for six months.

While terms of reference have yet to be defined, Papier’s appointment is part of a set of measures designed to restore stability and good governance to the organisation.

The unravelling of the EAAB began last year with the Wendy Machanik fraud saga. It continued with the acrimonious parting of ways with former CEO Nomonde Mapetla and moved into the new year with the Auction Alliance scandal. More recently the company secretary was suspended and then re-instated.

The straw that broke the camel’s back was the resignation of chairperson Ina Wilken.

The potential of unconventional gas and light-tight oil (LTO) supplies are both significant and wide-reaching, the International Energy Agency’s (IEA) Executive Director has said.

Speaking at the Baker Institute in Houston on the 17 August, Maria Van der Hoeven described the rise of unconventional gas – sources of gas trapped deep underground by impermeable rocks, such as coal, sandstone and shale – as an energy revolution. From no production 25 years ago, in 2010 shale gas accounted for 23% of total gas production in the United States, according to the US Energy Information Administration.

She also highlighted excitement surrounding potential LTO – conventional crude oil trapped in geological formations with low permeability (e.g. shale) – production of which is expected to grow by more than 1 million barrels per day in the next five years.

Ms. van der Hoeven warned, however, that while worldwide unconventional gas and LTO supplies are considerable, whether they meet their full potential is still subject to serious uncertainties.

“Such uncertainties exist because alongside the potential economic and energy security benefits of unconventional gas and LTO production, there are also legitimate public concerns about its environmental and social impacts,” she said. “These include the implications for water resources, land use and disruption to local communities.”
