Dear CyberAgent user,

What is the biggest priority for an estate agent? For me there is only one answer, getting that stock because without stock you will not have a business. Finding property is surely not the easiest thing to do. You might be making use of the traditional door-to-door calling, dropping flyers in post boxes, making endless phone calls and placing adverts and boards seeking stock. For me it does not matter what way you follow as long as you remember that referral is the best way of getting stock. It is all about building that relationship and trust with your customer.

I've moved from the country side where I bought my first property to Gauteng. Buying a property when living in the country side might be an easier and a far more pleasant experience. Not only did I know the estate agent in person but I also know exactly what was available and the prices was far more acceptable. I enjoyed the "shopping" so much that when I was looking for a second property I immediately phoned the same estate agent. But that was not where it ended. Whenever I was asked about a good estate agency and estate agent without hesitation I could refer my friends and family to the estate agent that I felt I got service from, the estate agent that I could trust. Thinking back I should have claimed commission from him!

Gauteng, what a different story. Not only was I strapped for time but I did not know a good estate agency let alone a good estate agent in the area that I was looking to buy. I used the Internet, to search for a property that was to my liking. Once I founded the ideal property I contacted the estate agent, went out to have a look and within 30 minutes I made an offer. I can still remember how shocked the estate agent was as it was her first sale and that in 30 minutes. Pity she did not learned from others, maybe she did nor care enough to follow through or maybe she left the industry. I have never heard from her since the day that I have signed the contract. Subsequently I have bought three more properties and she could have been the estate agent.

Whatever you do, which ever way you work always remember that a buyer today can be a seller tomorrow and a seller today could be a buyer tomorrow. Also that a buyer today can be a buyer tomorrow and a seller today can be a seller tomorrow. Use your CyberAgent application, the Contact Manager module, to build a relationship and to keep contact. Send those SMS messages on birthdays and do those mail merge letters to your customers on regular basis.

Be aware, next time it might be me knocking on your door!

Contact made easy - CyberAgent Contact Manager

The “Contact Manager” helps you to keep a database of all the clients you are currently dealing with as well of those who has already bought or sold properties from you

This function links up potential buyers with available properties on the “Property Manager” module

The “Contact Manager” can filter on specific groups of clients for example:
date of birth, allowing you to send SMS messages via CyberAgent at a nominal fee

The “Buyers Requirements” tab enables you to add all the requirements to a property that buyers are looking for. After entering all the necessary fields and options simply click on the “Search” button and the programme will search for qualifying properties in the “Property Manager

Address Information
Here you capture the physical and postal address of your clients

Family Information
Keep records of the clients birthday and those of his relations, his wife and children. The clients birthday will be entered automatically from the ID provided on the main window

Property Interest Page Tab
This section displays property linked to the client where the client is a seller. It also displays properties viewed in the case of a buyer

Referral Information
Keeps a record if the client was referred and information on who the referral is

Filter Contacts
Allows you to filter on the clients you want to work with. Once you filter on a criteria you will be able to work with only the results you filtered on. You can now SMS the clients in the search results and print reports

What's New ???

1) Price on Application:
POA is now supported - you can select POA in CyberAgent and you will then be able to upload a property to your website without specifying a price. On your website - no price will then be displayed, instead "POA" will be displayed.

2) Foreign currency :
You can now capture your listings in CyberAgent as a foreign currency value - your website can now also be configured to display primarily in a foreign currency. Please contact us if you'd like your website configured in this fashion.

3) We've been busy configuring all our client's websites to run on a SQL Server data source, the transition went very well, we would however ask you to make a point of visiting your website to see if anything is not as it should be.
