As the first quarter GDP drops by 6.4% it was announced today that SA is now officially in recession for the 1st time in 17 years. No good news for South Africans.

I’m sure you all remember last months’ newsletter and the following questions;

Will property prices keep falling?

Feedback we received from our CyberAgent users and other property experts was that it appears that the prices of properties are indeed busy stabilising.

“We keep a close watch on the UK property market because SA selling price trends tend to be in line with theirs’, with this difference, that we have traditionally been less spendthrift and less inclined to over-borrow. The “Sunday Times” optimism ties in with what we have been saying locally for some time and it is encouraging to find that they see the end of price falls as not far off.” says Mike Greeff of Greeff Properties

Will interest rates come down this week?

Yes it did! This month we have to ask the same question as fingers are held crossed for the Reserve Bank’s Governor, Tito Mobweni to announce a further rate cut on Thursday.

Reserve Bank governor Tito Mboweni needs to take the proverbial bull by the horns and cut interest rates by a further 3% or more to kick start the residential property market. So says Gerhard Kotzé, CEO of the ERA South Africa property group, who believes nothing less than a courageous move in this respect will do the job of correcting the damage brought to the property market by the global credit crisis and some patent over-reaction in the banking sector. Call for Mboweni to ‘make a brave move’

How much longer will the bank remain impervious to the ongoing criticism from estate agents, homebuyers and sellers that they are wrecking the residential property industry?

Unfortunately we had no positive feedback on this question. In fact it seems that it is only going to get tougher. There has been an outcry over Standard Bank's home loan administration fee hike but it is not alone in jolting prices. An investigation by Realestateweb.co.za has found that the other big three have either increased or plan to hike their fees. It is not just Standard Bank

Am I using the right real estate software solution?

New Property Info Display on website

1. You can now change the property display on your website to have a picture slide show instead of all the pictures displaying underneath each other. The agents info can also be moved to the right column above or below the picture slide show

2. You can display all the pictures in rows above the property info section with the agent info moved to the right of the page.

    • A visitor can complete the link request form
    • You will be notified via email about the new link request
    • Once logged in you can either accept or decline the link request
    • As administrator you can also modify information entered by anybody who has a link on your website

3. Keep me informed

You can now keep the visitors to your website up to date with new listings via Email and SMS.

How it works:

  • Visitors save their search criteria on the website by creating a profile.

CyberAgent and Slide Show Technology

Offline - Slide Show

Allows clients to view listings based on their personal preferences

The Slide Show function gives your clients the freedom to specify their own criteria and view listings in the comfort of a property viewing lounge. Adding a Touch Screen gives you the freedom to allow clients to view listing after hours by placing the Touch Screen in a display window.

Online - Slide Show

Gives you the option of selecting the criteria of properties that you want to display eg. price range and area. You can also change the time interval for the slideshow to update. Note that you have to be connected to the intenet for this slideshow to run.

In the new version 3.100.1379 in the “Property Manager” under the “Full report” button, you will now see that the report function has been changed.

You still have the normal variety of reports but now you can add Headers, Pictures and more to these reports. This report can also be edited for example by adding another page to this report.

IEASA news - Chairman elected to lead estate agencies at new West Rand office

West Rand— Jon Roscnburg was elected as the chairman of the Institute of Estate Agents of South Africa (IEASA) at its inaugural meeting held recently.

The institute is controlled by a national board and launched a West Rand office this past February. Jon has over 25 years' experience in the property market, and is the owner of Homcnet Fairlands.

IEASA was founded in 1937 to promote professional standards in the estate agency industry. Membership is voluntary, and is open to all registered estate agents.

Regional offices have been launched to address pertinent industry needs that are specific to their regions. Regional directors are all property professionals who are actively involved in the industry within their respective communities. Rosenberg says, "1 enjoy a challenge, and my goal for the next few months is to encourage all registered estate agents to become members of the institute."

Membership is open to all estate agents in the Roodepoort, Krugersdorp, Randfontein, Westonaria, Muldersdrift and Hekpoort areas.

 

EAAB Annual National Imbizo Seminars |

The Estate Agency Affairs Board, the statutory regulator of the estate agency profession, will be presenting its Annual National Imbizo Seminars during August and September 2008.

The main focus will be to inform stakeholders of the New Education Dispensation inputs having regards to the South African Qualifications Authority (SAQA) and Services SETA which, will have come into effect on 15 July 2008.

Estate agents and property stakeholders will have the opportunity to informally interact with the EAAB’S CEO, Mrs Nomonde Mapetla and discuss matters of mutual interest and concern with her.

We are also privileged to be able to include experts in their field from Services SETA and FIC.
