In the end it all depends on the change. Often there are things where a change might not be a good thing but on the other hand it can lead to good things and will eventually put you in a holiday, festive frame of mind.

Then again there are things like starting a new job which can be fun straight away especially where you have worked hard to get it. That change is then something that you are eagerly awaiting, that holiday that you so look forward to.

New BULK SMS functionality within the SA-PTG contacts form

It is now possible to send bulk SMS messages to clients matching your search criteria in the Contacts form. When clicking on the Send SMS button, the Bulk SMS form will be displayed.

Select the SMS you would like to send. After selecting it, the SMS message will be loaded. There is one master SMS. You can create your own SMS messages by clicking on the SMS Template Setup button (administrator rights required). After selecting the SMS Template you can click on Preview Results button. This will display the final result of the SMS to be sent to the contacts in your search results. In this list you will find a check box. Click this check box to exclude the sending of an SMS to the contact within the same row.

The system will automatically place a check mark in the "Exclude" checkbox if the cell number is invalid or the No SMS checkbox on the contact’s detail is checked.

It is also possible to edit the selected template by clicking on Edit SMS button. Any changes made to the SMS will not be saved to the selected template.

Within the preview grid the number of characters of the SMS will also be displayed. SMS messages consist of a maximum of 160 characters. Below the number of characters it will also display the number of SMS messages that will be used to send the message.

To send the SMS messages, click on Send SMS. SMS messages are then sent to the selected contacts. The SMS's sent are recorded in the correspondence table of every contact for whom a SMS has been sent.

Included in every SMS is an Opt Out option. This will allow the recipient to opt out of any future Bulk SMS messages you may send. When the recipient replies with Out the No SMS field for the specific contact will be marked. It will also be recorded inside the Correspondence tab. In addition to sending an Out message, the recipient can also send any other information(a reply). The content of this reply will also be recorded within the Correspondence tab.

Bulk Emails. We will shortly also be adding bulk emails. This will work in exactly the same manner.

P24 Feed Update/Rentals

Agencies wishing to upload their listings to the Property 24 website would first have to register with Property 24.

You may do so by asking Property 24 to contact you by completing their Contact Us page found at the following link

Property 24 will then provide CyberAgent Support with a username and password for your agency.

CyberAgent will then activate your agency to feed to Property 24 to upload to their website.

You now have a choice with regards to how your listings update to Property 24...

Prospects in Property manager

A request was received to allow the quick print option, on the Prospects tab of the Property manager screen, to be able to export to either Excel, PDF or a word Document. This functionality has been added and will be available in the new release of CyberAgent desktop.

Sales Manager.

There is a field in the sales manager called "Prev Sold Date".
Previously this was used as a control field to record when the listing was added and priced. i.e. the date the listing was priced. It is now used to record when the listing was previously sold. The default for this field was to insert today's date. This has now been changed to a blank date and is editable. You can now record a date the listing was previously sold here.

Sale Date

The sale date can be changed on Desktop and offline at anytime.
The only restriction is when the sale is closed. If the sale is closed, then the sale reverts to read only and nothing may be changed on the sale. This is by design. We will not be changing this.

Q: My CyberAgent icon has disappeared from my desktop, please help?
A: This usually happens on a CyberAgent client machine that is reading to the server machine across the network. This will happen when there is no connection across the network between the 2 computers. Windows will ask you if you would like to delete the shortcut because it cannot find the shortcuts destination. Please do not do this, please rather check that the server is switched on and that you are connected to the network.

Q: Does CyberAgent run on Windows 7 - 64bit or 32 bit?
CyberAgent works perfectly on both 32 and 64 bit operating systems.

Q: Is it possible for agents to also use the Sales Manager?
Yes, just follow the steps below

1. Login to CAA Admin Account
2. Go to “Agency Setup” – “Agent Defaults”
3. Select Agent I.D to add Privilege
4. Tick the box "Is sales admin user"

EAAB – New board of governors

The appointment of the new members followed the decision taken by Sexwale to dissolve the old board, following a series of events with negative consequences that unfolded around the EAAB.

The new board includes five members form the estate agency industry; five from civil society, representing consumer interests and five from related professions and institutions such as the legal profession, financial institutions, property owners and developers...


To all estate agents please note that due to the general Post Office strike that has been ongoing for the past couple of weeks, the EAAB has issued a number of fidelity fund certificate during that period that have not been attended to.

We will keep our stakeholders informed of when the general postal strike is over and the backlog of postage has been attended to.

1. Transfer Duty remains the same.

2. Conveyancing Fees in respect of transfer registrations will with effect from 1st March 2013 increase by 10%.

3. Conveyancing Fees in respect of bond registrations will with effect from 1st March 2013 increase by 20%.


Many Agents are under the impression that as long as they have registered for the RPL process before the end of this year, they are ok and have met the requirements.

This is simply not true!

I implore all those Agents and Principals who need to obtain either their NQF Level 4 or 5 this year to please do so before it is too late!
