Dear CyberAgent user,

What are the two main reasons that can influence the buying or selling of property?

  • Expectations and
  • Desires

It only takes one meeting with your buyer and your seller to realise that they have completely unrealistic expectations when buying or selling their property. Buyers are looking for the property that has it all, a dream kitchen, a luxurious bathroom, privacy, a spectacular view, a big yard for the children and it must be close to “everything”. Sellers on the other hand expect only one thing, to sell their property for more than what they know it is worth.

What a wonderful situation are we in as we found ourselves in both these worlds of expectation and desire.

How do you manage these expectations and desires? The answer is real simple, do not over promise. Do not promise your client the earth as it is already taken!

Now dig deep and ask yourself, what are my expectations and what is my desire for my real estate business? So often we all make mistake in not understanding the market, by having over ambitious projections, not well executed projects and the list can go on.

New BULK SMS functionality within the SA-PTG contacts form

It is now possible to send bulk SMS messages to clients matching your search criteria in the Contacts form. When clicking on the Send SMS button, the Bulk SMS form will be displayed.

Select the SMS you would like to send. After selecting it, the SMS message will be loaded. There is one master SMS. You can create your own SMS messages by clicking on the SMS Template Setup button (administrator rights required). After selecting the SMS Template you can click on Preview Results button. This will display the final result of the SMS to be sent to the contacts in your search results. In this list you will find a check box. Click this check box to exclude the sending of an SMS to the contact within the same row.

The system will automatically place a check mark in the "Exclude" checkbox if the cell number is invalid or the No SMS checkbox on the contact’s detail is checked.

It is also possible to edit the selected template by clicking on Edit SMS button. Any changes made to the SMS will not be saved to the selected template.

Within the preview grid the number of characters of the SMS will also be displayed. SMS messages consist of a maximum of 160 characters. Below the number of characters it will also display the number of SMS messages that will be used to send the message.

To send the SMS messages, click on Send SMS. SMS messages are then sent to the selected contacts. The SMS's sent are recorded in the correspondence table of every contact for whom a SMS has been sent.

Included in every SMS is an Opt Out option. This will allow the recipient to opt out of any future Bulk SMS messages you may send. When the recipient replies with Out the No SMS field for the specific contact will be marked. It will also be recorded inside the Correspondence tab. In addition to sending an Out message, the recipient can also send any other information(a reply). The content of this reply will also be recorded within the Correspondence tab.

Bulk Emails. We will shortly also be adding bulk emails. This will work in exactly the same manner.

Q: How can I open the .xlsx report file if I use an older version of MS Office?

A: You can download the compatibility pack from Microsoft which will allow you to open the files:

Q: I received an email from P24 telling me that I have “inappropriate pictures” on their website.

A: We merely send P24 a data feed and it is a service made available for clients who want to upload to P24, to spare them the time of double capturing listings.

Unfortunately we have no control over how P24 handles the data thereafter or how they maintain their website.

Yes, it is true that we don’t have any restrictions on photos and we don’t reject any images.

How to resolve this:

Either remove all photos on those listings and update the website or reload the pictures with new property pictures and update the website.

Q: Is it possible for us to draw customized reports from the CyberAgent system?

A: Yes it is, the reports have to be designed for you though and there are costs involved. For a CyberAgent desktop report it costs R150 and for a CyberAgent anywhere report is cots R200. These prices exclude vat.

Q: Is it possible to load virtual tours on CyberAgent?

A: Yes it is, you will just need to have the website URL as provided by the company who did the virtual tour for you? There is a facility in CyberAgent where you can just paste that link and upload it to the website. You can do the same with youtube videos. If you would like more information with this please call our support desk.

Q: I tried to change the details on this property 3 times already and it won't change. I have to change it from 4ha to 3.5ha, which I did, I saved it and clicked on upload web but when I go back to view to make sure the changes have been made it hasn't updated.

A: The Field is numeric – 10 and with no decimals. This needs to be converted to m2 – Conversion: 10000 m2 in hectare - 1 hectare is 100mx100m

Real Estate and President’s Jacob Zuma’s State of the Nation speech

From a real estate point of view, the most exciting aspect of President’s Jacob Zuma’s State of the Nation speech this week (subs: 14 February) was the news that the long-awaited “gap” housing subsidy scheme is now under way and gathering steam.

So says Berry Everitt, MD of the Chas Everitt International property group, who notes that this scheme (more properly called the Finance-Linked Housing Subsidy Programme) promises to open up housing opportunities to hundreds of thousands of people who have previously shut out of the property market because they earned too much to qualify for a State housing subsidy and too little to qualify for an ordinary home loan.

What to be aware of when selling or buying sectional title property

When a sectional title unit is being sold, the situation sometimes arises where it is discovered too late that the scheme's body corporate has not been run properly, that they have not held AGM's regularly or the financials are showing signs of discrepancy or debt, said Michael Bauer of IHFM, the property management company.

The Sectional Title Act does not specify that owners have a fiduciary responsibility in the sectional title scheme in which they live, but Bauer says that owners should take an interest in their scheme, they should ask about the financials and if meetings are not held, they should question why.
