Dear CyberAgent user,

“How do I get my listings to stand out”? This is a regular question that the CyberAgent support desk receives. Just remember that you are competing with other estate agencies on the same web pages and if your listings are not looking good you will not attract the attention. No longer can the photo of the toilet be the main photo. Here are just a few pointers to keep in consideration;

  • Ample and good quality photos
  • Descriptions under the photos
  • Go that extra mile and add frames to your photos
  • Add floor plans, virtual tours and U-Tube links
  • Description.. description.. description. The Internet browser is hungry for information. Give it to them!

Slower connectivity for MWeb subscribers

MWeb recently announced that they will no longer pay other local internet service providers (ISPs) e.g. Telkom for local transit bandwidth. From Thursday, 28 October all traffic between MWeb and other local ISPs that do not "peer" with MWeb directly will be routed internationally.

Peering refers to the interconnection of administratively separate Internet networks for the purpose of exchanging traffic between the customers of each network...

Unfortunately our hosting company Hetzner (with whom we have a dedicated server and which is where our domains and emails are setup) do not "peer" with MWeb

How will this affect you:
What we have to stress is that it may take longer for you to send and receive email...

How can I access my Internet enquiries manually?

To make sure that you don’t miss out on any Internet enquiries follow the following steps;

Visit http://www.cyberagent.co.za/main.gp
Log in with your Username and Password and click on Property Enquiries to view your property enquiries for the month

Under this log in you will also find other stats that you will find interesting and of help.

Properties not showing on IOL

The rule is that unless the agent manually verifies that an old listing is still available, properties older than 12 months are no longer being displayed. The reason is that the vast majority of them are off the market or sold and we get complaints from users and agents alike as a result.

Having said that, it is unfair to exclude legitimately available old listings without giving the agents a chance for recourse - hence the manual verification process.

To manually verify,

the agent needs to login or register to IOLProperty and
change the listing status to "Still For Sale" for those older listings that are still available at this page.
Note that to see all his/her listing the agent must register with the email that is displayed on the listings - in this case: info@metani.co.za

Should I register as an IOL user?

Not compulsory, but it is highly recommended (at https://www.iolproperty.co.za/register.jsp - using the email address that appears on their listings) - even those coming through Cyber. Its a simple system that requires very little input from the agents - only what is absolutely necessary. We've put it in place for a number of reasons, but by far at the top of the list is data quality - we got beyond frustrated with old/inactive/sold/junk listings & inactive/unresponsive agents, the host of problems and complaints that come from them and the overall negative impact on IOLProperty as a result.

Here's how it works:

  • Our users's leads are send by email to the agents.
  • Each email has a unique "one-time-key" in the link that you click to view the details of the lead on IOLProperty.
  • When you click on it to view the lead, you will be taken straight to the page without having to login/register etc. It contains instructions on what to do.
  • At that point the agent needs to update the status of the property (highlighted in yellow below) and then contact the client with the details provided.
  • If the agent does not update the status we assume they haven't actioned it and then they'll receive this weekly reminder email.
  • The agents can then register & login to view ALL previous leads.
  • Insider info - agents who regularly update their listings' status are going to be rewarded with more exposure & leads, and even more so going forward.

All in all, better for the users, better for the good/hard-working agents and better for us...

Hi there

It was interesting to see your comments on agents overseas. I have recently returned from the UK in the last year. I moved there in 2006.

When I was there I applied for a job at Blundells a large Estate Agency in the East Midlands. What was interesting was that they had the agent who did the valuation, the agent who listed the property and managed it and then the negotiating agent when an offer was on the table.

The agents work on a set salary which was then 12 000 POUNDS per annum. The commission that was payable by the seller was then put into the selling office and split between admin staff as well as agents so everybody earned from the sale. Very very different from here and the amazing thing was that no exams needed to be done.

I explained that here we are trained to do all three and write exams, and how did the seller feel about three different agents dealing with their property and how do you build up a relationship with the client?

On top of this if an agent meets a prospective client and takes them through the property the seller pays an additional fee each time this happens. Normal practice is that the office makes the arrangements with the seller and the prospective buyer goes through on their own.

Thought this was very interesting but chose to follow a different profession while there.

We’ve loaded the office to Google maps and in the last 30 days we had 2574 people/users seeing our business listing as a local search result, 129 times people/users showed interest in our business listing (11 users clicked for more info on the maps, 118 clicked to our PE CEI website).

I think that's absolutely awesome, don't you?

Ek doen die NQF5 kwalifikasie vir die Prinsipale/Agentskap onder baie moeilike omstandighede. Maar met CyberAgent as deel van my Besigheid het ek gemoedsrus dat ek met die min tyd tot my beskikking, ek die maksimum blootstelling kry op die internet vir my eiendom.

As ek nuwe eiendom laai op die stelsel kry ek 60% van die tyd dieselfde dag nog navrae op die eiendom. Ek het gister binne 30min ‘n navraag gekry, afspraak gemaak en die eiendom aan 3 voornemende kliente gewys.
