Dear CyberAgent user,

What is a real estate agent?

  • a party who acts as an intermediary between sellers and buyers of real estate
  • an individual who is licensed to negotiate and arrange real estate sales; works for a real estate broker
  • a person licensed to negotiate and transact the sale of real estate on behalf of the property owner
  • a professional who helps buyers find a home they want, negotiate the offer for the price of the home, and finalize the details of the sale. For sellers they help with the same process, but the sellers of the home pay a commission for this service
  • a person who is engaged in rendering any service in relation to sale, purchase, leasing or renting, of real estate and includes a real estate consultant
  • a licensed person who is lawfully authorised to act on behalf of a principal to perform certain specific activities that affect the principal's rights and duties in relation to a third party

Indeed these descriptions are a mouth full and does sound good but does your buyer or seller know that;

  • agents are not sparsely educated
  • there are no salaries for real estate agents
  • agents do not get paid unless there is a transaction
  • agents could easily spend a full week, driving out tanks of petrol, helping a buyer or seller without getting paid a cent
  • agents use the best technology

Programme Enhancements

CAA speed enchancements

Due to client requests, CyberAgent has added 9 new reports to the sales module.

These are:-

  • Sales by originator
  • Lodged Sales
  • Sales by Agent
  • Agent Commission
  • Top Agent by value
  • Top agent by Commission
  • Top agent by sales count
  • Top agent by involvement in a sale
  • Commission Breakdown.

Most of these reports uses the commission splits to calculate values and counts.
Agents involved, for example, will look at the commission splits and calculate the count as a fraction of 1 sale. i.e. if 2 agents involved, 1 listing and 1 selling then the agent gets credited with 0.5 of a sale.

The internal reference number length has been increased to 50 characters.

Added "Final" to Sale Status- Now has Conditional, Unconditional and Final. You can filter on this status


Mapping on

As mentioned in a previous newsletter, USP Designs has added mapping to, its client’s as well as affiliated websites.

With this in mind, we now are able to display a map and plot agencies on that map, yet again, a first for the industry.

A web user can now zoom into a particular area on the map and request a display of all Real Estate Agencies for that area. The user can define what area they wish to buy in and then see which agencies are nearest to that area. The area can be as broad as the whole of Southern Africa or it can be focused right down to suburb level.

To help us speed up this process, we ask if you would please enter your agency’s mapping coordinates.

If you are a CyberAgent Professional/Lite user;

you can use CyberAgent desktop application, Under “Site Update” we have added a new “Map Agency Coordinates” button.

Clicking on this button, will open a web page where you will be able to enter your coordinates.

CyberAgent Anywhere;

users can find the link under “Agency Setup” Menu option.

On this page, is a quick find, which will help you to navigate quickly to the suburb where your agency is located. Once you have located your suburb, simple click on the map to plot where your agency is. This will add a pointer and retrieve the coordinates for you. Then Click on the “Update” button to save the coordinates to our database.

Please remember to be as accurate as possible. This will help prospective clients find your premises quickly.

Dear editor,

I have been trying to get hold of an agent who has listed a property. Randburg, Sundowner, Price: ZAR 1,500,000.

He does not return my calls nor is he acknowledging my messages. I have email him on his 7 listings. Can I please speak to someone who can assist with this query? I would like to know if the property is available. ? Can I be referred to someone else if possible.

Please see attached file and update your CyberAgent location list to ensure that it is up to date.
