Dear CyberAgent user,
An email that I received this morning read as follows;
That's just it! Who decides what you need?... our mothers?... our friends?... our colleagues? Surely we should know what we need? We know we need the basics like food, electricity, clothes etc... but what about the things you can't see and touch?... what about the things we feel... the things we should be doing in other peoples lives as well as our own? How do we know what we need to do in order to find that perfect yet elusive balance in our lives? It's quite simple actually...... you ask a question and then listen!
This is so true even in the Real Estate Industry. How do we know what we need to do in order to find that perfect balance in our real estate office? Ive asked the question now listen to my answer. For me your teams, and not only the real estate agents but the admin staff also, needs to strike a perfect balance of local knowledge and in depth real estate experience. Furthermore I firmly believes that the websites of our CyberAgent users strikes the perfect balance between form and function.
How important is online marketing in South Africa?
You cannot afford not to have a web presence on the Internet! If you dont gave a presence get it today still. Here at CyberAgent we teach our user that once you have your website to maximizing the effectiveness of it and to give the Internet browser what he/she is looking for. Best of all we encourage our users to list their websites as the most important factor in their business. Your website should be all around you, on all your printed material (business cards, invoices etc.)on all your print advertising, emails, signs even on the bumper of your motorcar.
I am not able to compete with the bigger estate agencies who operates in more affluent markets because my business are much smaller. This can no longer be said. Make your website work for you. Urgent notice for all our Private Property and Quick sale users
We have implemented a new Interface for Private Property and FNB Quicksell website uploading.
Please ensure all your listings currently listed on Private Property or FNB Quicksell via CyberAgent Desktop is updated to the new Interface.
Once you have followed all instruction below, please confirm in writing by mailing me on email@example.com.
Once I have received your email, I will confirm that all listings are available on the new interface and will then urgently mail you your access link and login details for the new online interface.
All procedures and processes currently used to upload to Private Property or FNB Quicksell will remain exactly the same, these services are now only running online from a separate online interface.
All listing captured on your CyberAgent Desktop Application will feed through to this interface and there is no need to double capturing.
Please follow the following instructions and confirm once done.
If you are only registered for Private Property then you only have to do the Private Property section, if u are only registered for FNB Quicksell, then you need only complete the Quicksell section.
If you are registered for both please do necessary on both modules.
Once you have access to the online system, please confirm that the desktop and online systems both have the correct data.

Hi there, just a bit of feedback. I was wondering if you would not include adding a floor plan and virtual tour to the rankings? I think what youre doing is a great idea to improve the quality of listings out there and including VTs and Floor plans would add to the bulk of each property. Just a thought! Thanks, Deanna Cohen
Not everybody uses these functions so that would give an unfair advantage to those that do submit it. Also we dont capture floor plans separately so would be hard to tell which pic is floor plan

Build 3.10.1582 is now available. Please make sure that you are using the latest version of CyberAgent.
We are currently in the process of updating all the reports in the Cyberagent system. These updates will improve the look of the reports making them more visually pleasing.
Q: How do I print reports out of Cyberagent?
A: This is quite a simple process, first you must open the property manager module. Then you just select the property which you would like to do the report on. Then at the top you click the button ‘print’. Then from the list that comes up select ‘report options’. Then a window will open up, on the left is a list of reports that you can choose from, a few examples are ‘window printout’ or ‘Blanklisting sheet’. Then you can export it to either a print preview or a PDF document or also to Microsoft word or excel and from their you can make use of your reports.
Q: How do I view stats of my properties
A: Log into Cyberagent and then open the property in the property manager module. When the property is open you will see in the bottom right hand corner is a button that says ‘view stats’. Click that button and you will be taken to an internet web page where you can view your stats. Please note that you will need to be connected to the internet to do this.
Q: Why do I get a message saying ’another user has already logged into this account’ when logging into cyberagent anywhere?
A: This either means a) that there is another person logging in with your details, you can only have one person per user account at once or b) that the account wasn’t logged out properly, when logging out of cyberagent please don’t just close the program, please go to the main menu and ‘log out’ or else your session is stored and will only expire in 30 minutes and then you can login again.

We experienced a problem this last month, where spam / unsolicited bulk emails were sent from domains hosted on our mail server.
Herewith advice from our hosting company:
It is nowadays a requirement to use strong and secure passwords
Passwords needs to be 8 characters long or more, and needs to contain at least one number
However in the past straightforward and uncomplicated passwords had been setup. (Most upon request from users, or by users themselves)
There are still domains setup on our server where so called easy or unsafe login credentials were used, which we obviously cannot simply go ahead and change.
It is therefore possible for these accounts / mailboxes to be compromised where a spammer can then authenticate with the login details and send out email messages.
We would like to strongly advice and recommend our customers to use stronger and secure passwords.
Can contact us so we can assist you with changing it, and help you update it on your mail client. (email program)
And for customers who have Control Panel access, we kindly request that you update your passwords if not secure
Also as our hosting company has advised, please check that your anti virus / anti mailware software stays up to date

|EAAB The EAAB and PASCO Mandates|
It may at the outset be mentioned that during the previous six month period the Estate Agency Affairs Board (EAAB) has caused numerous investigations into a number of estate agency enterprises to be conducted especially in cases where there has been any suspicion of non-compliance. This fact underscores the commitment of the EAAB to efficiently, effectively and successfully discharge its statutory mandate of protecting consumers in their dealings with estate agents.
In response to your request for information as to why the Estate Agency Affairs Board (EAAB) cancelled the investigation mandates granted to Pasco Risk Management (Pasco), the EAAB would confirm that, acting on a resolution of the Executive Committee passed after careful consideration of all relevant matters, a letter immediately terminating the investigation mandates that had been granted by the EAAB to Pasco, was duly addressed to Pasco by Mr. Ashpol, the Executive Manager: Enforcement of the EAAB. Such letter was received and acknowledged by Pasco
|IEASA National - WCIEA - Clarification of estate agent and principals' requirements|
The position of estate agents and principals seeking to comply with the Estate Agency Affairs Boards compulsory educational requirements has been clarified by the Chairman of the Board, Mr Thami Bolani and Portia Mofikoe, EAABs acting executive for Stakeholders Relations and Education, in an interactive and informative seminar recently held with the Cape estate agents at the River Club in Observatory, Cape Town.
Outlining the main points set out in the seminar, Sandy Walsh, Head of the Western Cape Institute of Estate Agents, said, We welcome the extension granted by the EAAB for existing agents to achieve their qualifications and are pleased that there is no longer any question about the final dates.
|WCIEA - New IEASA GM|
The Western Cape Institute of Estate Agents (soon to become the PPSA, Property Professionals of SA), has appointed Dianne Brock as its general manager.
This follows on the move of the former GM, Sandy Walsh, to a managerial position with a leading Cape estate agency.
Ms Brock was previously the manager of IEASAs Property Placements division, which finds positions in the property sector for experienced agents and staff and newcomers willing to undergo a years internship. PropPlacements will continue to operate as before albeit initially with a lower turnover.
Ms Brocks work background includes 20 years in the residential property sector, for 15 of which she was principal of her own agency, a franchise, in Fish Hoek.
This is an exciting time to be involved with IEASA, said Brock, because the entire residential property sector is entering a new era, one in which a smaller number of highly qualified professionals will, I believe, raise the standards to unprecedented levels.

|The 5 Biggest Mistakes Agents Make with Buyers Which of Them is Costing You the Client?|

1. Thinking Real Estate Is Only A Numbers Business. Thats very old school thinking. Yes, numbers are important for tracking your business. However, this is a people helping business. Always focus on what you are here to give. The numbers always follow.
2. Thinking of their Commission first. Too many agents focus on making money. In other words they dont put being of service to others ahead of earning a commission. Learn how to help others in this market. All the rules have changed. Learn those new rules and the money will always follow.
3. Failing to Create Multiple Sources Of Leads. Think of it this way, if your only source of leads is over the phone prospecting, calling FSBOs, Expireds etc what happens to your business when you decide to take a day off? What happens if you cant make the prospecting calls because maybe you have laryngitis? Simple answer, no new business. You must have at least 3-4 predictable sources of new leads.
4. Only Working When You Feel Like It. I am not motivated is one of the top excuses agents use to not take action. Here is a little secret for you: No One Feels Motivated Every Day. The successful agents work every day regardless of how they feel.
5. Confusing Busy Work With Work. Listen, if you dont have the consistency in your real estate business its because you dont work consistently. There are 5-6 things you must do every day to be successful long terms in this (or any business). You must: Generate new leads, follow up with your existing leads, sift and sort your current leads for motivation, Negotiate contracts, and Present to Buyers and Sellers. Work in these areas daily, with consistency, to achieve consistent income.
