In the property industry the general feeling is that the higher interest rate is setting a scene for a booming rental market as debt burden have been made heavier and that the prices of houses will definitely come down in 2008.

I have recently been asked what my view point is regarding the cooling market;

• With the market cooling, are more sellers trying to sell their properties privately/on the Internet? (to save on commission?)
  

  The market might be cooling but not in all the areas. There are still areas that show substantial growth. We have not seen an increase in the listing of private properties over the last six months. Further interest hikes and other economic pressure like high food prices and the cost of fuel exceeding the R 10 liter mark may very well change this in the near future

• Are sellers getting their prices or do they have to drop their expectations in order to sell? (How realistic are sellers in pricing their properties? Does CyberProp.com guide them?)
  

  House prices are slowing down and if homeowners are desperate to sell their properties they will have to come down with their prices. Homeowner has never been realistic in their prices, not in good times and not in bad times and this has been one of the major problems real estates agents had to face for many years. For those not so serious sellers it would be best to rather do the math, to try and hold onto their properties by joining the upcoming rental market. Through our weekly newsletter we keep our readers up to date with what is generally happening in the property market, share some advice and supply answers on questions not only on a National lever but also Internationally

• What are the most important factors that sellers need to bear in mind given the current market conditions? (e.g. realistic pricing, etc.)
  

  Sellers must make sure of the condition of their properties before they sell it as buyers are looking for attractive propositions. A bit of time and money spend could make a real difference on how quickly they will sell their properties and will also determine how much they will be getting for it. The pricing must also be right as bargains are now easier to find. Lastly, when advertising your property on the Internet in a flooded market it is important to have it listed correctly with ample photos, good quality photos and excellent property descriptions

• The Internet as an effective medium vs. using an estate agent in the current market?
  

  The Internet is a powerful listing or marketing tool but cannot deliver a function. An estate agent on the other hand is someone that can deliver a function and who uses the Internet to advertise listings. When selling a property in a cooling market I believe it is important to have your slice of bread buttered on both sides as you want a great marketing tool but you also want a service.

• Any other comment you’d like to add?
  

  We have seen a substantial increase in the amount of listing on our property portal, www.cyberprop.com, as there are currently more people selling their homes than buyers. I always like to compare the sales of property with the sales of new motor vehicles. When the one drop the other is likely to drop also. New motor vehicle sales are down therefore selling a property in a cooling market is not going to be easy unless you have a real gem

This serves to advise that the EAAB has now scheduled an Overflow Examination, to be conducted under the old curriculum, for all those candidates who previously wished to write the examination but who, due to the overwhelming demand, could not previously be accommodated. This examination will take place, country-wide, on 10 July 2008. Successful candidates will be granted full status as estate agents pursuant to the old regulations. Such candidates will, thereafter, be able to proceed, in the normal course of events, to have that prior learning, as well as any other relevant prior learning, recognised and assessed pursuant to the RPL arrangements that are provided for in the new regulations. The EAAB believes that this latitude will, undoubtedly, benefit the many persons who are still seeking to gain full status as estate agents under the old regulations and will, also, serve as a useful transitional arrangement for the introduction of the new Outcomes Based dispensation for estate agents.
