2009 is rapidly coming to an end, and the good news it that 2010 looks very promising for the real estate market. With banks now giving 100% bonds and the property prices ever on the rise, we have a positive market to look forward to, and you could already be seeing it!

We at USP would like to extend a warm welcome to our newest support member, Marius Schiferli. He has joined us last week Monday and is getting into the swing of things nicely.

It is with great sadness in our hearts that we have to inform you that after 6 years of service Fanie Jordaan is leaving the service of CyberAgent. We wish him all the best in his future endeavors.

I have enjoyed my 6 years at USP Designs and I appreciate having had the opportunity to work with you. Thank you for the support and encouragement you have provided me during my time at USP Designs.

To all our (my) clients, I wish you all the best and have a Blessed Christmas and a Happy New Year. I had a great 6 years period working with you guys. Thanks for all the chats, jokes and shouting, I will miss you guys and hopefully our paths will meet again.

Even though I will miss my colleagues, clients, and the company, I am looking forward to starting a new phase of my career.

Reminder

As most of you already know CyberAgent gives you a vital tool: exposure. The exposure however does not mean very much unless you put in the effort to capture the viewers attention. Here are a few vital tips to keep your listings doing just that (See the article Good Internet presentation essential to secure follow-ups when selling):

  • Make sure your listing has a picture, and even then if at all possible load more than one. We do not restrict the amount of pictures, use them to their full potential.
  • Make sure your notes are filled in. Do not use the notes as a one line heading for your property. Make sure you capture why any prospective buyers would want to buy the property.
  • Do a complete listing. Find out all you can about the property, and capture all information possible (and if it's not possible, there is more than one way to accomodate "unusual" information. The website users are looking for an investment, give them he information they are looking for
  • The main idea of the websites is to get the client interested and then in contact with you! Always bear this in mind when entering the data.

Whats New

CyberAgent "Desktop"

Under interests in the contact manager we have added in two new reports for the properties veiwed and prospects.

The address search now also includes a tick box to allow you to search on complex name as well as the property street at the same time. This should make finding a listing easier for some

CyberAgent Anywhere

A Property Enquiries link has now been added to the main menu, so you can follow up on enquiries sent to you at any time that suits you. Simply click on the link, select the time period and/or listing number and all releated queries will be at your fingertips. You can easily copy and past this information in, for example, and excel spreadsheet to do with as you please!

Important SMS Notfication

Recently we have had an issue with our SMS system. No SMS's were being sent for a few hours. Upon investigation we dicovered the issue was due to an excessively large amount of SMS message being sent in a single batch. We do ask that bulk SMS messages please be restricted to no more than 500 per send. This will ensure faster sending as well as preventing the system from being overloaded.

Google unveils South African maps ahead of 2010

PoolAs of today (28 October 2009), new detailed maps of many South African cities and towns, including Johannesburg, Cape Town, Durban, Pretoria, Port Elizabeth and East London, are accessible on Google Maps through any web browser or via Google Maps for Mobile on data enabled handsets. Although already available in South Africa, the map data has been improved dramatically and is now available with additional features. In addition to searching online Maps, Google Maps users will now be able to find businesses and check driving directions. Businesses will be able to add their own business listings for free via Google Maps Local Business Centre...

Good Internet presentation essential to secure follow-ups when selling

Every major estate agency group at the Cape has recently reported that sales generated by the internet are increasing at an almost spectacular rate. At Rawson Properties, says Tony Clarke, MD of the group, the figure has been rising by 35% per month for the last six months and all the indications are that this rise will continue and a marketing meeting with the client to discuss how to stage the home is now an essential part of the sales process.

Hope you all are well. Please take note that we have released a new Build on CyberAgent. The latest CyberAgent application is now on 3.100.1398.

In CyberAgent Anywhere you are now able to have a look at your Property enquiries, with just one click in the main menu. From there you can easily copy and paste into, for example, an excel spreadsheet.  This is a useful function, as you can now refer back to any enquiry as you choose.

Here are a few tips to optimize your webpage to be more search engine friendly. Most search engines rank your web site page based on a formula that is determined by the search engine developers. The best way to have your web page ranked high is keywords. Keywords are a group of words that depict what appears on your web page. These keywords are basically “search words”, i.e. Words somebody would type in when searching. These keywords need to be incorporated on your web page for the SE to rank the page. The keyword needs to appear within the content of your page. The more the keyword appears on the page, the more the SE would deem it relevant and thus rank your page higher. (Don’t overdo, as this will lead to a lower ranking).
When entering notes on your property listing, add words that you think people will search for. The higher your page ranking, the better the chance will be for somebody to see that page. In Cyberagent various fields are available to help with these rankings. Theses fields include catch phrases, notes, headings, picture headings and descriptions. The notes and area’s fields in your agent profile is also important towards the search engines.

We are constantly updating our locations database to ensure the most accurate locations. All you need to do is download the suburb list in the Utilities menu, select Database Cleanup and at the bottom of the new window click the “All” radio option and click download. You might have to correct previously incorrect locations to the new, corrected location. To get a list of properties that are incorrect simply go to the website update form and click on “Validate Data”. This will produce a list of all properties that have mistakes on them, including listings without agents. You can then very easily work through the list and correct the problems (remember to SAVE the changes). Once this is done, do not forget to update the websites to update the corrected information.
