Dear CyberAgent user,

2013! I was listening to an interview with economist Dawie Roodt, chief economist of Efficient Group, in which he stated that 2013 is going to be a good year. Let’s hope that this will apply to the housing market and that all our CyberAgent user will experience growth in their businesses.

The general feeling about 2013 and the real estate industry is that it will improve, be it only moderately.

FNB - According to the FNB House Price Index, the average house price for the entire 2012 rose by 5% compared with the average price for 2011; R 804,536 in 2011 compare to R 845,106 for 2012. FNB expect that 2013 will show a slower average price growth than 2012.

ABSA - Prices of middle-segment homes increased by a nominal 0,6% in 2012, after rising by 1,7% in 2011. Real annual house price deflation still occurred in the large-home segment up to November, with prices of small and medium-sized homes showing some real growth in the past two months.

The average nominal value of homes in each of the three middle-segment categories was as follows in December 2012:

  • Small homes (80m²-140m²): R791 100
  • Medium-sized homes (141m²-220 m²): R1 076 700
  • Large homes (221m²-400m²): R1 559 000

The forecast is for the South African economy to grow by a real 2,8% in 2013, after expanding by an estimated 2,5% in 2012

Most investors still thinks twice about investing in real estate, but it’s time for them to reconsider as house prices are cheap right now and buying a home can be consider a bargain. In some case it is even cheaper to buy than to rent. This is the message that the estate agent must convey. As per Mark Twain, “Buy land, they’re not making it anymore

Facebook started strongly and grabbed the media’s attention when they announced a new feature to this popular social network site called “Graph Search”. “The new Facebook feature is comparable to search engines like Google and Bing, but instead of having to search through one of the aforementioned popular search engines, you can simply search within Facebook for something to do, which business to use, or where to eat, through the collective wisdom and experience of your network”. Time Is Running Out

Principals or non-principals estate agents, who held a valid fidelity fund certificate as at 15 July 2008 are reminded that they must successfully complete the Professional Designation Examination by no later than 31 December 2013 to be accorded professional status. The appropriate NQF 4 and 5 qualifications need to be attained to grant agents access to do their Professional Designation Examination (PDE).

Soon to be available under the contacts tabs will be Bulk SMS messages which will include preview of a SMS template and exclusions under the current selected contacts. It will also contain an Opt Out function to the SMS should the recipient decide not to receive future SMS messages.

New in CyberAgent Anywhere

CyberAgent Anywhere will soon be implementing a Mail Merge.
This module will incorporate a Word Document that can insert data from your client database.
The module is currently in development and will be available early in February 2013.

Which browser should you use for CyberAgent Anywhere

Please be aware that Tivvit Solutions (Pty) Ltd is a MicroSoft based company. This means that we develop most of our software within a Microsoft framework. This also means that CyberAgent Anywhere is designed to run on Microsoft's Internet Explorer.

Most functions and features will, however run correctly within the Chrome or FireFox browsers, but not all functions perform as expected.

We do monitor these and try to incorporate fixes for those that do not perform as expected but unfortunately this is not always possible to correct.

We strongly suggest that Anywhere only be run within the Internet Explorer Browser.

Q: When selecting a status from the list on SAPTG custom data it does not input the selected info into the box when selected.

A: Our developers are currently busy working on this and the problem should be resolved shortly. For now there is an alternative method that you can use. Please click in the 'status' field and input ***, this will bring up all available options and you will be able to select like that.

Q: Can the map screen not be the default screen as each time that a user saves it jumps back to the map

A: The CyberAgent developers attended to the above.

EAAB – Professional Designation Examination Dates For 2013

Estate agents, whether principals or non-principals, who held a valid fidelity fund certificate as at 15 July 2008 are reminded that they must successfully complete the Professional Designation Examination by no later than 31 December 2013 to be accorded professional status. Estate agents, generally, are granted a period of two years, calculated as from the date of certification against the respective real estate qualifications for principal and non-principal estate agents, within which to pass the PDE. All estate agents who still have to undertake the PDE are, therefore, encouraged to enroll for that examination as soon as possible.

Estate agents, whether principals or non-principals, who have received an exemption from the PDE in accordance with the provisions of the Education Regulations but who have not yet been certificated against the relevant real estate qualifications are also reminded that such certifications must be attained by 31 December 2013 failing which the EAAB will not be able to issue fidelity fund certificates to the estate agents concerned for the 2014 calendar year.

Reference to "Recommended tariffs" not permitted since '93

Some Estate Agencies (members and non-members) are still referring to “IEASA Recommended Tariffs” in their contracts.

Please note that the IEASA no longer issues any guidelines on estate agent commissions and fees. They were discontinued in 2004, in view of changes in the competition laws. There are currently no official or unofficial guidelines or tariffs whatsoever and since 1993, it's been an offence for an estate agent to tell people that commissions are fixed or prescribed or regulated in any way.

We urgently request that any references to tariffs in contracts are removed as a matter of urgency.

2012 was a slightly better year overall than 2011, in terms of house price performance, but weak economic conditions as we entered this year suggest that 2013 average house price growth may be slightly weaker...

ABSA - House price growth accelerates up to end-2012

December 2012 saw year-on-year growth in the average value of homes in the middle segment of the South African housing market rising further. This came on the back of slowing house price growth twelve months earlier in late 2011. However, month-on-month price growth has been on a steady declining trend during the past few months, which is set to eventually impact year-on-year price growth. These trends are according to the Absa house price indices, which are based on applications for mortgage finance received and approved by the bank in respect of middle-segment small, medium-sized and large homes (see explanatory notes).

Hi Everyone

I have been somewhat overwhelmed by all the messages of support and gifts. Rene and I would like to thank all of you for your encouragement and kind thoughts.

Obviously a massive shock for our family, Myles and I were very lucky to get out of the accident alive. Myles after a severe concussion has another scan scheduled with the neurosurgeon later this week, the signs are good that he will be given the all clear.

My progress is steady, I had the staples removed from my head last week. I am able to sit upright for longer periods and can also move around the house, slowly but none the less progress.

It was really good to see Murphy last week and I look forward to Richards visit tomorrow
