Dear CyberAgent user,

Strong indications that the South African Reserve Bank might start lifting interest rates before the end of the year will have an impact on both commercial and residential property prices warns a property auction expert. According to Statistics SA, May inflation came in at 4.6% year-on-year from 4.2% in April, and also quickened to 0.5% month-on-month from 0.3%. The main drivers of increased inflation came from increasing food and fuel prices. “We expect consumer price index (CPI) inflation to continue on the upwards trajectory for the remainder of the year, reflective of steep price increases for food and administered prices: electricity, petrol, rates and taxes,” said Investec economist, Kgotso Radira. Rate hikes would curb property recovery

How Do You Keep Visitors on Your Site?

After you’ve worked so hard at getting people to your real estate website with good SEO strategies and perhaps even a search engine marketing campaign, the next question is: how do you keep them there?’s latest release – a new mortgage calculator widget – is pitched at agents who are worried about this particular issue. ”Visitors do not leave your site!” promises. “You don’t have to click any buttons to compute the numbers, it is all automatic. Other widgets take users off your site, while our new widget opens any links in a new window to preserve your site’s traffic.”

How to contact support?

We have a huge problem with clients sending support queries to specific members of support with the result that issues are not being attended to promptly. The specific person might not be available at the time the email is sent. Please mail all your support queries to This is an automated email account that will allocate the query to the first available member of support and it will also issue the client with a ticket number for future reference.

Q&A Section:

Q: Is there a bulk replacement facility in cyberagent?

A: There is a facility in cyberagent where you can do bulk replacements for agents data. For example, if an agent leaves your company whether it be permanent or temporary, you can move all data associated with that agent to another in a quick and easy way rather then changing each record individually.

Here are the steps:

Step1: Log into cyberagent

Step2: In the menu options at the top of the screen click ‘utilities’. From that list click ‘Bulk agent update’

Step 3: A form will now open, first choose the agent from which you will be transferring the listings, then choose the agent to which the listings will be transferred. Then select what you would like to transfer between the agents whether it be contacts or properties etc. Then click the ‘bulk change agent selection’ button and then the bulk change is complete.

Please email for more information.

Should you experience any problems or have any questions, please contact our support desk on 011 955 9100 or email

Dear Cyberprop,

Thanks for sending us this info it is amazing to see how many people view the properties. It is also very good to receive these reports. What is also INTERESTING is that more than 50% of the people viewing these properties are actual estate agents viewing your properties. I wonder who many non real estate people is viewing the properties. Interesting?

Thanks again

EAAB – Three month amnesty on Fidelity Fund Certificate applications

The Estate Agency Affairs Board has recently announced that a three month amnesty period for illegal estate agents (i.e. those operating without a Fidelity Fund Certificate) is now going into operation.

This, the EAAB has said, will promote a climate of transparency and reconciliation between those agents who are in default and the Board, the aim being to eliminate the current backlog of agents operating without Fidelity Fund Certificates...

Ed Hatch Exclusive 2 Day Chas Everitt Training

Although the pace of sales in the real estate market has slowed down in the past few years, the pace of change has continued to accelerate, and estate agents have to keep learning and innovating if they want to be successful.

“We are constantly being challenged by new technologies, new legislation and new consumer needs,” says Berry Everitt, MD of the Chas Everitt International property group, “and in response, our group continues to invest in the growth and development of our people.

Why estate agents need to join Paddocks Club

By Prof Graham Paddock

In the current climate, there is a lot of competition in the estate agency business. One needs to stand out from this competition and those that can provide a superior service are those that will do well.

Only those estate agents who specialise in home owners' associations and sectional titles schemes need to know how these types of community schemes operate to be able to iron out any difficulties that may arise in their sale process. But for the last twenty years, all middle and upper-class housing has come onto the market as either HOAs or sectional title schemes. So, for any estate agent concentrating in newer and up-market areas, this knowledge may be very useful.

Western Cape agents warned

It will be a big disadvantage for estate agents to miss out on registering this year for training for the obligatory NQF4 and NQF5 qualifications, says Sandy Walsh, Head of Training at the Western Cape Institute of Estate Agents.

“Those few agents who have ignored our notices to date have to sit up and realise that there are only four months left to enrol for their Recognition of Prior Learning (RPL) and comply with the requirements of the Estate Agency Affairs Board. Agents and principals will be required to prove that they have completed or enrolled for their RPL when they apply for Fidelity Fund Certificates (FFC) for 2012 and if they do not have this certificate they cannot act as agents.”

Many agents are still wondering how buyers and sellers are using Facebook for real estate

Many agents are still wondering how buyers and sellers are using Facebook for real estate.

The Two Ways Buyers and Sellers Use Facebook for Real Estate:

1. They are researching agents: When a buyer or seller gets your name, one of the first things they will do is research you on Facebook and Google (most of the time when they search for you on Google, they will find you on Facebook).

The way that consumers make decisions has dramatically changed with Facebook’s popularity. It’s no longer good enough to be on Facebook, you have to be in control of what buyers and sellers find out about you on Facebook.

2. They want up-to-date information on the areas they live in (or want to live in): Buyers and sellers know that Facebook is a resource for them to get updates about the area they live in or the area they are researching.

Once they become a fan of your business page on Facebook, they expect to receive valuable information that will assist them in their next real estate decision.

Over the next 6-12 months, you’ll start to notice that buyers and sellers are going to also be searching for homes on Facebook in much larger numbers. You can see an example of how they can do that here:

Have you noticed other ways buyers and sellers are using Facebook for real estate?

VOIP Hacking on the Increase and Video Conferencing for SMEs

VoIP is steadily gaining market acceptance as a telephony solution because of its many benefits including the fact that phone calls between two VoIP users on the same system are free.

However, IP Telephony has already become a popular playground for attackers. A small Johannesburg company was left with a telephone bill of over R100 000 recently after criminals hacked into its VoIP telephony system over a weekend.
